I got a great reminder from Rick DeLuca this week.  It’s a tool that can really come in handy on listing appointments.

Rick explains.

“How many times have you told a seller something like this?  ‘I appreciate the fact you spent a lot of money on the (room addition, kitchen remodel, etc.), however in today’s real estate economy we’ll probably not recoup all the money you’ve spent.’

At that point they are not particularly happy with what you’ve said. Their opinion is if they spent $20,000 in improvements they expect at least $20,000 back, if not more.
